Become our New Tenant!

 

The Three Tuns is an attractive building in a stunning central location in the heart of Guilden Morden, in beautiful South Cambridgeshire village. The pub building dates back to the 17th century and is Grade 2 listed. It is located in the heart of the village - slightly set back from the High Street. 

 

Externally there is a large (0.5 acre) beer garden with an outside bar, patio area, and picnic benches. It has car parking for 16 cars, roadside parking and a bike rack located in the beer garden. There is potential for offering weekend breakfasts, coffee mornings, lunch, and afternoon teas and in addition, the beer garden offers sufficient space to be a suitable wedding venue. 

Over the past three years, the pub has held community events such as live music nights, talks by local entrepreneurs, touring theatre productions and a monthly Village Market (from April to November). It has also been a favourite meeting place for local groups such as the WI, ramblers, Knit and Natter, etc.  It has also seen the pub gain the reputation of having possibly the best food in the local area, and has attracted regular diners from the Mordens, Ashwell and other outlying villages.

Upstairs there is private accommodation consisting of a two/three-bedroom flat with a domestic kitchen, lounge area, and bath/shower room. This area was renovated extensively three years ago and is in excellent condition.

The Three Tuns was bought on behalf of the village community in 2018. It is owned by over 320 shareholders many of whom live within walking distance and have a vested interest in the pub’s long-term success. The owners believe that a successful pub is a huge benefit to everyone in the village and that the tenant should be given every opportunity to run the business as effectively as possible with no brewery tie or other onerous constraints. The unique CBS (Community Benefit Society) business model that we follow allows GMCP to support the financial success of tenants.

Ideally, GMCP would like a tenant (or tenants) who offers a friendly welcome, along with high-quality food and good beer. It should offer good value and (ideally) use locally sourced at different price points. We are looking for an operator with experience to arrange an exciting calendar of social events for the community to be a part of, provide a welcoming meeting place for local groups and fully utilise the beautiful building and excellent garden/patio. There is a good source of trained bar staff from the local villages.
